This is my studio with an upstairs loft for painting and the left hand Garage door is where I will put french doors or similar where I can display art for cash sales (or maybe not if the tax man is reading this)

Thanks Alan, I think the only thing coming out of the proposed studio will be noise as I am going to truly make it mine with subtle chainsaw alterations and then start painting again.

take possesion on the 5th of September, it is right in the middle of Titirangi art country so I am really looking forward to getting started on our new project.
